Pay

Assistant Manager Position: $20-$22/hour, based on experience.

POSITION OVERVIEW

The role of the Assistant Property Manager is to ensure residents’ needs are met while driving the success of the business. This role directly assists the Property Manager in the day-to-day operations of the property/properties.

KEY RESPONSIBILITIES
  • Actively solicit business to achieve occupancy and rental goals of the property.
  • Assure that prospective residents are reached through advertising and further market the property by responding to phone inquiries, internal leads and property tours.
  • Lead property tours for prospective residents, showcasing all the amenities the property has to offer.
  • Help set the standard on how other staff members engage prospective and current residents.
  • Help with training staff as necessary and models effective sales techniques daily.
  • Leads rent collection efforts, specifically with delinquent residents. This may involve lease termination and legal action if necessary.
  • Assist in managing the property’s budget by making sound financial decisions to increase the net operating income of the community.
  • Help maintain the accuracy of resident ledgers and files.
  • Inspects unit during move-in and move-outs, walking units and the community as needed.
  • Fills the role of acting Property Manager in their absence.
  • Other duties as assigned
DESIRED QUALIFICATIONS

Education:

  • High School Diploma or GED

Experience:

  • 2+ years leasing or property management experience

Skills/Abilities:

  • Local market experience preferred.
  • Ability to work every other weekend, and every Saturday during peak season.
  • Strong interpersonal, oral and written communication skills.
  • Computer skills: Microsoft Work & Excel, Yardi, knowledge of internet, e mail and social media as it pertains to marketing the property.
  • Exceptional communication skills and ability to interact with wide range of people.
  • Experience with marketing and leasing initiatives for new development preferred.
  • Must be organized, detail oriented and have good time management skills.
  • Ability to work a flexible schedule, understanding that your scheduled workdays may vary according to staffing and property needs.

PAY

Maintenance Technician: $23-$25/hour, based on experience

POSITION OVERVIEW

The role of the Maintenance Technician is to provides superior customer service to the residents at our beautiful community by carrying out preventative maintenance, completing work orders, and preparing units for new residents.

KEY RESPONSIBILITIES
  • Completes general maintenance of multifamily apartment buildings, including occupied apartment units.
  • Repairs in electrical, plumbing and appliances.
  • Turns units for new residents (Cleans, repairs, paints)
  • Preforms Snow removal
  • Maintains regular, professional, and courteous communications with Property Managers, Maintenance Managers, and Residents.
  • Responds to emergency calls.
  • Other duties as assigned.
DESIRED QUALIFICATIONS

Education:

  • High School Diploma or GED

Experience:

  • 2+ year’s property maintenance experience
  • 2+ years customer service experience preferred.

Skills/Abilities:

  • Local market experience preferred.
  • Ability to work weekend and evening on-call schedule in addition to regular Monday – Friday schedule.
  • Certified Pool Operator (CPO) or willingness to obtain one, if applicable.
  • Strong interpersonal, oral and written communication skills.
  • Computer skills: Microsoft Word, Excel, One Note, Outlook, Power Point, and Adobe Acrobat
  • Exceptional communication skills and ability to interact with wide range of people.
  • Experience with marketing and leasing initiatives for new development preferred.
  • Must be organized, detail oriented and have good time management skills.
  • Ability to work a flexible schedule, understanding that your scheduled workdays may vary according to staffing and property needs.

  • Current and valid driver’s license required. Must pass a Motor Vehicle Record check (MVR) and have a safe driving record.

PAY

Leasing agent: $17-$18/hour, based on experience

POSITION OVERVIEW

The role of the Leasing Consultant is to provide excellent customer service, assist prospective residents through the tour and application process, and maintain property occupancy.

KEY RESPONSIBILITIES
  • Provide tours of the apartment complex and community to potential residents for the purpose of leasing apartments.
  • Communicate with potential residents the advantages of leasing at the property.
  • Assures that prospective residents are reached through advertising and further market the property by responding to phone inquiries, internal leads and property tours.
  • Complete traffic sheets and maintain guest card files for the Property Manager.
  • Update the leasing handbook and prepare correspondence such as “thank you” notes and other general correspondence to stay in front of leads.
  • Processes rental applications.
  • Actively solicits business to achieve occupancy and rental goals of the property.
  • Helps maintain the accuracy of resident ledgers and files.
  • Inspects unit during move-in and move-outs, walking units and the community as needed.
  • Establishes and maintains positive resident relations, e.g. effective communications, managing resident concerns, problem solving, etc.
  • Assists residents in submitting their service requests.
  • Assists in the execution of the development marketing and brand plan, as instructed by the Director of Marketing.
  • Fully utilizes and manages the resident and prospect database through Yardi.
  • Administers the Resident Referral and Resident Retention programs.
  • Performs market research and generate market comparison reports.
  • Assists with property marketing activities and community outreach initiative and even planning.
  • Assists with maintenance of the appearance of the office, amenity area, model unit, and common areas of the properties.
  • Ensures compliance with all federal and local Fair Housing regulations and ordinances.
  • Other duties as assigned.
DESIRED QUALIFICATIONS

Education:

  • High School Diploma or GED
  • Bachelor’s degree strongly preferred

Experience:

  • 2+ years management, leasing and/or sales experience preferred
  • 2+ years customer service experience preferred
  • Yardi experience preferred.
